Enter the stalls you need and this calculator builds the paved area from real stall and aisle geometry, or enter the lot's size and it estimates how many cars fit. It prices new construction, an overlay or a mill-and-overlay, converts thickness to tons of hot mix, adds striping and gives the ADA minimum for accessible spaces, showing the math for every line.
Quick answer: a new asphalt parking lot costs about $3 to $7 per square foot in 2026, or roughly $975 to $2,275 per stall at 325 sq ft per car. An overlay runs about $1 to $3 per sq ft and a mill-and-overlay about $2.50 to $5.
A new 100-stall lot (about 32,400 sq ft) at $4.50 per sq ft, with striping and a 10% contingency, comes to about $161,000, or $1,610 per stall. It needs at least 4 accessible spaces, one of them van-accessible.

Parking Lot Paving Cost per Square Foot
Published 2026 cost guides do not agree, partly because some quote paving only and others include grading, drainage and striping. The table shows the ranges and the default this calculator uses. Cost per stall assumes 325 sq ft per car, the planning figure one estimating guide uses; HomeGuide gives 300 to 350.
| Project | Cost per sq ft | Per stall at 325 sq ft | Calculator default | Typical asphalt |
|---|---|---|---|---|
| New lot (grading, base, asphalt) | $3 to $7 (HomeGuide); $2 to $4.50 (Angi, via Trutec) | $650 to $2,275 | $4.50 | 3 to 4 in on 6 to 8 in base |
| Overlay on sound pavement | $1 to $3 (HomeGuide); $1.25 to $3 (WINS) | $325 to $975 | $2.00 | 1.5 to 2 in |
| Mill and overlay | $2.50 to $5 (WINS); $2.50 to $4.50 (Trutec) | $813 to $1,625 | $3.50 | Mill and replace 2 in |
| Full-depth replacement | $4 to $8 (WINS) | $1,300 to $2,600 | Use New | Remove and rebuild |
| Concrete lot, for comparison | $5 to $10 (HomeGuide) | $1,625 to $3,250 | n/a | Slab |
Small lots cost more per square foot than large ones because mobilization and equipment are spread over less area. Removing old pavement, new storm drains and regrading are usually extra.
Each rate assumes a typical section: 3.5 in of asphalt on 8 in of base for new work, 2 in for overlays. If you specify more or less, the difference is priced at your hot-mix and stone prices per ton, so a truck area costs more than a car lot of the same size.
How the Calculator Works
- Area per stall. For 90° parking, a double-loaded module is two 18 ft stall rows plus a 24 ft aisle, 60 ft deep. Each 9 ft wide slice of it holds two cars: 60 × 9 ÷ 2 = 270 sq ft per stall. For angled stalls the row depth is L × sin θ + W × cos θ and the width along the curb is W ÷ sin θ.
- Add circulation. Entrances, end aisles, islands and the fire lane add about 15% to 30%. The default 20% gives 324 sq ft per stall, inside the 300 to 350 sq ft planning range.
- Price it. Area × installed rate ± thickness adjustment, plus striping, then contingency.
- Tons of hot mix. Square feet × inches ÷ 12 × 145 lb per cubic foot ÷ 2,000. That is about 0.0060 tons per sq ft per inch.
Angled layouts take more pavement per car: about 302 sq ft per stall at 60° (18 ft one-way aisle) and 326 at 45° (13 ft aisle), before circulation. Those aisles match the City of Federal Way, Washington, minimums for 9 ft stalls, which ask for 25 ft at 90°. Your zoning code sets the real numbers.
How Many ADA Parking Spaces Are Required?
The 2010 ADA Standards set a minimum number of accessible spaces for each parking facility, and at least one of every six accessible spaces (or fraction of six) must be van-accessible. Car spaces must be at least 96 in wide and van spaces 132 in, each with an adjacent access aisle at least 60 in wide (a van space may be 96 in wide if its aisle is 96 in). Medical facilities have higher requirements under section 208.2.
| Total spaces in the lot | Accessible spaces | Of which van-accessible |
|---|---|---|
| 1 to 25 | 1 | 1 |
| 26 to 50 | 2 | 1 |
| 51 to 75 | 3 | 1 |
| 76 to 100 | 4 | 1 |
| 101 to 150 | 5 | 1 |
| 151 to 200 | 6 | 1 |
| 201 to 300 | 7 | 2 |
| 301 to 400 | 8 | 2 |
| 401 to 500 | 9 | 2 |
| 501 to 1,000 | 2% of total | 1 per 6 |
| 1,001 and over | 20 + 1 per 100 over 1,000 | 1 per 6 |
The calculator rounds 2% up to a whole space. Accessible spaces and aisles may not slope more than 1:48 in any direction. State codes can be stricter.
Asphalt Thickness for Car vs. Truck Lots
Large or truck-heavy lots need an engineered design. As a guide, pavement engineer Tim Murphy, quoted in Asphalt magazine, recommends 3 in of hot mix on 6 in of aggregate base for light-duty parking, and 6 in of hot mix on 3 in of base for heavy-duty areas, or 4.5 in and 7.5 in of full-depth asphalt. A contractor in the same article uses 2 in of binder and 1.5 in of surface on a stone base, and notes many engineers specify 8 in of dense-graded aggregate.
- Car stalls: 3 to 3.5 in of asphalt on 6 to 8 in of base.
- Drive lanes, entrances and drive-throughs: thicker than the stalls. Murphy notes many lot failures start at entrances and dumpster pads rather than from age.
- Trucks, buses, dumpster pads: 6 in or more of asphalt, or concrete pads where trucks stand and turn.
In the calculator, choosing the truck-area preset on a 20,000 sq ft new lot adds about $9,100 over the standard section, roughly $0.46 per sq ft.
Parking Lot Maintenance Schedule
| Task | When | Typical cost |
|---|---|---|
| Crack filling | Every year, before winter | $0.50 to $1.50 per linear ft |
| Sealcoating | First coat after the asphalt cures, then every 2 to 3 years | $0.15 to $0.30 per sq ft |
| Restriping | With each sealcoat, or when lines fade | $4 to $5 per stall |
| Patching potholes | As they appear | $2 to $5 per sq ft |
| Overlay or mill and overlay | When surface wear spreads but the base is sound; adds about 8 to 15 years | $1.25 to $5 per sq ft |
Figures from Trutec, WINS and HomeGuide (see Sources). Sealcoating protects the surface but adds no structural strength.
For the sealer itself, the sealcoat calculator gives gallons for one or two coats.
Worked Examples
Example 1: New 100-stall lot
100 stalls at 324 sq ft (90°, 9 × 18 ft, 24 ft aisle, 20% circulation) = 32,400 sq ft. Paving at $4.50 = $145,800. Hot mix at 3.5 in: 32,400 × 3.5 ÷ 12 × 145 ÷ 2,000 = 685.1 tons, on about 1,500 tons of base. Striping: 96 × $5 + 4 accessible × $30 = $600. Subtotal $146,400 + 10% = $161,040, or $1,610 per stall and $4.97 per sq ft. The cost-guide range is $107,580 to $250,140.
Example 2: Mill and overlay of a 40,000 sq ft lot
About 123 stalls fit at 324 sq ft each, so 5 accessible spaces are required (1 van). Paving: 40,000 × $3.50 = $140,000. Hot mix at 2 in: 483.3 tons. Striping: 118 × $5 + 5 × $30 = $740. Subtotal $140,740 + 10% = $154,814, or $3.87 per sq ft and $1,259 per stall.
Example 3: Overlay of a 30-stall angled lot
60° stalls with an 18 ft one-way aisle: row depth 18 × sin 60° + 9 × cos 60° = 20.09 ft, curb length 10.39 ft, so (2 × 20.09 + 18) × 10.39 ÷ 2 = 302.3 sq ft, or 362.8 with 20% circulation. 30 stalls = 10,883 sq ft. Overlay at $2.00 = $21,765, 131.5 tons at 2 in. Striping: 28 × $5 + 2 × $30 = $200. With 10% contingency: $24,162, about $805 per stall.
Tips for Getting Accurate Bids
- Check the base before choosing an overlay. An overlay on a failed base cracks again quickly; core samples show its condition.
- Make sure every bid has the same section. Ask each contractor for binder and surface thickness and base depth in writing, then enter them here.
- Check the tonnage. The asphalt tonnage calculator handles lifts separately, and the gravel base calculator sizes the stone order. For a home driveway, use the driveway cost calculator instead. Our guide to budgeting an asphalt paving project covers the line items.

Frequently Asked Questions
How much does it cost to pave a parking lot per square foot?
New asphalt costs about $3 to $7 per square foot in 2026 cost guides, with some quoting $2 to $4.50 for paving alone. An overlay costs about $1 to $3 per sq ft and a mill-and-overlay about $2.50 to $5. Concrete runs about $5 to $10 per sq ft.
How much does a parking lot cost per space?
At 300 to 350 sq ft per car including aisles, new asphalt works out to roughly $900 to $2,500 per stall. A 100-stall lot at $4.50 per sq ft costs about $161,000 with striping and a 10% contingency, or about $1,610 per stall.
How many square feet is a parking space with aisles?
A 9 × 18 ft stall is 162 sq ft, but each car also needs half of the aisle. With a 24 ft two-way aisle the module works out to 270 sq ft per car, and with entrances and end aisles most lots use 300 to 350 sq ft per space.
How many handicap spaces does a parking lot need?
Under the 2010 ADA Standards, 1 to 25 spaces need 1 accessible space, 26 to 50 need 2, 51 to 75 need 3, and 76 to 100 need 4, rising to 9 for 401 to 500. One of every six accessible spaces must be van-accessible.
How thick should asphalt be for a parking lot?
Car parking typically gets 3 to 3.5 inches of asphalt on 6 to 8 inches of compacted stone. Truck routes, entrances and dumpster pads need about 6 inches of asphalt or more. Large lots should be designed by an engineer based on soil and traffic.
Is it cheaper to resurface or replace a parking lot?
Resurfacing is much cheaper, about $1 to $3 per sq ft for an overlay versus $4 to $8 for full replacement, but it only works if the base is sound. Widespread alligator cracking, potholes or soft spots usually mean the base has failed.
How often should a parking lot be sealcoated?
Most lots are sealcoated every 2 to 3 years, with cracks filled first and lines restriped afterward. It costs about $0.15 to $0.30 per sq ft.
